I just personally want to tell everyone….no matter who you vote for……GO VOTE.  This is very important that each of us go to the polls so that we can all have say in our government!  It is really pitiful when a city of over 200,000 let 25,000 make the choice.  We live in a great nation and if we want to keep it, we need to exercise our rights.  Go early vote….it is so easy!

Buying a home is one of the smartest financial decisions you can make.

Buying a home is one of the smartest financial decisions people will ever make, even in this day and time. 

Don’t  just take my word for it; look at the Federal Reserves Survey of Consumer Finances, you will see they consistently found a huge gap between the wealth piled up by homeowners and that accumulated by renters.

So if you want to break out of the rental cycle and begin searching for a home, here are a few important tips to consider.

PREAPPROVAL:

Before you start looking, get preapproved for a loan.  This process only takes a few minutes and a letter from your lender is a must when writing a contract.  It might also give you more negotiating power when you find the right home.  If you don’t know a lender, I have a list of some my past clients have used.  Interest rates are so good that most of the time you can get a loan cheaper than you can pay rent.

USE A REALTOR:

You might think you can do-it-yourself, but there are many, many complicated details.  A Realtor gives you full representation which is essential when negotiating the terms of the purchase and sale agreements, and then will handle all the details of the transaction through closing.  Best of all, the seller pays the Realtor’s commission.

HOME INSPECTION:

Make sure you have a professional home inspection on any house you are buying.  A home inspection will give you an overall picture of areas that may be a concern in the future.  Don’t worry I can help you with a list you can pick from.

DON’T HESITATE:

If you find a home you like, don’t wait!  Contrary to the media the Real Estate market is so hot that your dream home may be snatched from under you if you don’t act immediately.

This will reflect the price range that your home needs to be listed. Pricing it correctly from the start is really crucial!

Product: This is your home…the product that you are trying to sell. The same as all products that sell, it needs to be in the very best condition or people will either reject it or will expect it to sell for a lower price. For instant if you buy a new table, you expect it to not have scratches and if you buy one with scratches you expect a lower price. It is your job to keep this in mind when getting your home ready to be listed and shown by Realtors®. The condition and smell of your home is very important when trying to sell your house.

Selling Your Home – Fix-Up Your Homes Entry

Trying to Sell your home?  Remember how the entry looked when you purchased the house?  As everyone says crub appeal is so important when selling a house, but don’t forget that the entry is a big part of that.  So perk up the entrance of the house as well as boosting your curb appeal. 

  1. How does your door look?  Maybe just sprucing it up with some paint, or maybe it really needs a new one.  Be sure to check out all the options as a cheap door will make a cheap impression.  If the inside entry does not get enough sun then you might  want to consider putting on a nice new storm door as this will enhance the exterior and also help the lighting on the interior.
  2. Check your exterior lighting.  Do you need new lights or do they just need a good cleaning?.  I taped off around mine and put a new coat of paint (medal spray paint) and it did wonders for the look.  If you need new ones, be sure to take in consideration the home’s architecture.
  3. Is the concrete all chipped and cracked?  If it is you need to consider maybe resurfacing it.  People walking up to your home on a sidewalk that is badly cracked might think you have structural problems.
  4. Paint.  If the exterior is needing a new coat of paint do it now, before someone else calls your attention to the problem.
  5. Flowers…Containers of flowers always make people feel good when walking up to a home.  However you must keep them full and fresh and if they are not fresh get rid of them, time-worn plants look like trash.

These are things that you can do to spruce up your home with out breaking the bank.  Not only will people looking at the house feel like you have taken good care of it; it will also make you feel better about your home.

March Lawn Care

March Lawn Care

March is here and that means the start of spring, and lawn care.  March is the month to weed and feed the lawn.

  1. If you have a mature lawn you need to be thinking about de-thatching (you might need to rent a machine) to get down to the soil for all the old debris.  This will remove all the dead under layers of grass and debris so the lawn can get air, water and nutrients.  If your lawn is newer and soil not as dense you probably could just set the mower on low and use that, but be sure you bag the clippings.
  2. An application of fertilizer in March will help most types of grass to get a good start to the season.  It is a good time to apply a “weed-and-feed” preparation, which not only gives the lawn fertilizer by also helps prevent dandelions and broadleaf weeds as the “weed-and-feed” kills the seeds of the weeds.
  3. Also this is the time to apply a pre-emergent herbicide to kill the weeds that are already growing. You can use it the spray kind or the granules just follow the directions. The pre-emergent herbicide works on crabgrass, dandelions and most broadleaf weeds.
  4. Spring is not the time to start a new lawn…you should do that in the autumn.  If you have some bare spots for our area you might want to wait at least a month before you start trying to fill it in.
