In today’s world real estate seems to be the hot topic. You hear about it on the radio, TV, in the newpaper and all over the web. When you read, or hear the media talking about real estate, they are talking about it nationally. So if you are trying to buy a home, you think “great it is a buyers market” so I’m going to get a steal, well this is not true in all markets. For instance the market in Las Vegas NV is certainly different than it is in Lubbock TX. You might get a real deal in Las Vegas as there are so many foreclosures, however in Lubbock there are a few more than normal but not a flood of them. Lubbock’s market has always been a little more stable than some areas. This is just to show you that real estate is local, and everything you hear from the media can not be taken to heart. Even in a city, real estate varies from neighborhood to neighborhood. So my advise to you is get a good Realtor, select a few neighborhoods in your town, and get out there an start looking for the home that is right for you. It may be a foreclosure and it may not, because sometimes they may not be the best deal. Remember sometimes cheap is not alway the best way to go.

Hardwood and Engineered Wood

A question many buyers ask when looking at a home to purchase is: What is this flooring? Is it really hardwood? Much of the new wood flooring is an engineered wood rather than hardwood. Real hardwood is very expensive but extremely durable. Engineered wood flooring is less expensive, but when making your selection ask the sales agent questions about denting and fading in the sunlight and what are the other disadvantages. Both have a warm look and add value to your home, most can be refinished and are durable and wood is not as cold and noisy as some other flooring.

Laminate

Laminate has the look of wood but is less expensive. It has a fiberboard core with a photographic layer on top and is cover with plastic on both the top and bottom. This flooring will resist staining and fading better than hardwood, but can not be refinished because of the plastic coating and a large spill or water sitting on the floor will badly damage it. Also you will note that it is sometimes loud to walk on and will click when walking. It is easier to install.

Vinyl

Vinyl is very suitable for almost any area. It is very durable, easy to install and is a lower cost. It is certainly not your Mother’s vinyl anymore, in fact some have the look of wood and can just float on top of your concrete for easy replacement if you have a damaged plank. I put this down in my kitchen, bathroom and entry…LOVE IT. It is easy to clean, looks great (a friend thought it was wood) and is not as cold as tile. There are many different designs so you might want to check out this as it is a great option if you are on a budget. Remember that there are many grades and the lower the price of the vinyl.. it will affect the look.

Cork and Bamboo

Cork is easy to install and can be as quiet and warm as carpet. However cork needs to have a coating on it to keep it from staining and absorbing water so it is not a good choice for kitchens or bathroom. Bamboo is a “green” choice over hardwood as it renews it’s self in three to six years. It is very durable and look stylish.
